Project Management
Whether it be from the general day-to-day workload or special project management, acquisitions or O&M collation, these can all be covered to ensure smooth project delivery.
Working as part of a CMT and ensuring the whole CMT team links correctly into each project stage is critical to the successful delivery of a scheme. I help manage these interfaces and ensure we have the right people at the right table at the right time.
Crisis Project Management
When projects fall behind, contractors don’t perform or supply chains collapses, this can cause major disruption to a client pipeline and delivery of schemes. Working at the point of crisis relies on each decision to be effective, accurate and at the right time to get projects back on track.
Clerk of works
For all-round inspections and project monitoring, gone are the days of the traditional clerk of works just inspecting, but rather, the industry should be aiming to now collaboratively inspect completed works with contractors, trades and third parties to ensure is not only monitored and checked collectively, but when identified as falling short of the specified requirements or statutory compliance, joint solutions are identified quickly to ensure projects meet the tight deadlines of today's market and housing requirements.
Quality Inspections
Quality is key in any project, build it right but deliver poor quality, and a project ends in dispute. Ensuring quality through compliance is key to projects and that the end user gets what's promised. Setting achievable and monitored benchmarks throughout the project construction life cycle helps contractors, trades and third parties understand what is expected of them and what is to be achieved to ensure a project is not only delivered on time, but to the required quality finishing levels developers and clients expect.
Planning Conditions
Projects often change from the original planning stage to final delivery, from known unknown issues identified, to buildability design constraints. Monitoring the works in line with approved planning conditions and reviewing them periodically to ensure updates occur back to the council or compliance with approved plans is achieved, is key to a project's successful delivery and occupation.
Employers Requirements
Contractor Proposal
From the outset of a PCSA, through to formal building contract appointment, employer's requirements and contractors proposals can vary and need to meet somewhere in the middle. Reviewing these initially and periodically are key to ensuring works that are developed and delivered on site are accurate to avoid unnecessary delays. These reviews are also critical to ensure no compliance issues are missed or scope gaps in works which is where we see too many projects fall short.
Customer Care Support
When projects lead to and achieve practical completion, this is a great milestone achievement in any project, but some say it is where a different set of challenges start. A different set of issues can arise for customer care to ensure any residual build items or sectional completion items are closed out, and ensuring they don’t affect any residents, tenants or prospective buyers. Helping navigate through this and bringing the build knowledge through to close out and end of defects (EOD) inspections is key for a smooth transition and occupation of a building.
EWS1 Consultation and Project Management
EWS1 reviews and processes in today’s construction field can be expensive and complicated if not managed correctly. Ensuring the reviews for buildings are conducted in the correct manner, inspections are held at the right time to capture all cladding elements of a building and subcomponents, and any defects Identified are effectively closed out are all key to achieving the desired EWS1 form to complete on a building and key for lenders/perspective buyers
